My wife and I are currently vacationing in Japan. We are spending three weeks with our daughter and her military family in Yokosuka, Japan.  Her three children are the joy of our lives. It has been tremendous to spend time with them and to explore this beautifull country.

Want to make sure your home is ready to show?  . What about if it's a ...dreaded word.....SHORT SALE?  I strongly enocurage everyone to stage their house.  Reduce clutter....make it lighter....maintain the front lawn and back yard...keep it watered and mowed.  Why, Bernie, when all the money is gone and the bank makes the decision as to whether or not to accept?  The problem is that you are the one that gets dinged on your credit report. If you can at all maintain the house and keep current with the mortgage payments, do all you can to do so.  If that is not possible, then by all means avoid doing a Deed-in-trust or foreclosure.  You pay a premium on everything you purchase on credit, including insurance premiums, car interest payments, credit card interest rates, future home mortgage, etc.  Over time it all adds up and whatever you gained may be lost.  The FHA has rules thst you my be eligible to purchase anothr home in two years. With a foreclosure, you may be limited to seven years before being eligible for a mortgage.  Always speak with a tax attorney or a certified public accountant =prior to making any decision. 
  
I have an offer to make to you. If you cannot afford to pay the utilities or mow the lawn, then I will, as the listing agent, do so.  It is imperative that your property still show well, and, just as importantly, not be an eyesore or blight for the neighbors.  My attitude is that we all need to stick together during this difficult time.  I remind my sellers that their home will be the next family's dream home and we owe it to them to keep their home in tip-top condition.
